The Reef, Bournemouth

The Reef comprises of 56 spacious apartments arranged in a horseshoe design to maximise the sea view.

All homes have at least one balcony or terrace and have been constructed and finished to the highest quality using all the latest technology. Apartments have designer kitchens, smart bathrooms and under floor heating, and the thirteen penthouses all benefit from private roof gardens complete with hot tub.

When we were approached by Roxan Construction Ltd of Southampton, about this project, we jumped at the chance to be on-board with this local developer on such a prestigious scheme.

Roxan are constantly updating their approach to new developments and where keen to take part in the Smart home revolution as it spreads in to all sectors.

The first part was to introduce the concept to Roxan and explain the merits of such an approach. KNX is a communication protocol with its origin in Europe and with a 15 year record of operational history. It is the only system that has over 130 manufacturers producing reliable, and design led finished products to the market place and to have achieved global recognition with approval to ISO/IEC 14543-3 standard. The project would also involve the design of future proofing to the cable infrastructure to enable seamless and hidden upgrades in the future.

We where then able to specify and budget for implementation of these systems, in to any of the apartments that Roxan felt appropriate to treat in such a way. The resulting decision was to design cable infrastructure in to all of the penthouse level apartments and then to actually install complete systems in to the two premier units. This would enable digital control of the lighting and heating systems with access via the web, locally and remotely, to these two units.

In addition, it means that any of the other 11 apartments on the penthouse levels that would like this type of system installed, all of the infrastructure is ready and waiting for connection.

In addition, a whole house audio system was specified for use and four separate zones of music control capability where identified. SONOS was specified by us for this along with ceiling flush loud speakers internally and externally rated speakers to the balconies.

The resulting system gives the user streamed audio playback and access to internet radio stations. We also specified separate input points for i-pods and Sky receivers to bring them on to this system.
